Double room in quiet and tidy house in meanwood

We need someone who can move in/pay rent from the middle of July.
The contract is for 12 months but you can stay for longer.

We have a large kitchen, living room, bathroom and four bedrooms.
There is parking on the street outside and a small yard at the front and back for gardening/hanging laundry.
The room available is on the top floor with a huge window with great sunset views. 🌅

The room is furnished with a desk, double bed with side table, wardrobe, chest of draws, mirror and small bookshelf.

There are four rooms altogether, Martin pays slightly less because he has a smaller room.

Each housemate is responsible for one or two of the utility bills. I have the gas and electric which is easy to transfer over to a new tenant.

We have a cleaning rota, one room or task allocated to each housemate every week.

Our landlord always lets us know before he visits and will always fix something very quickly if anything stops working in the house.

Our current housemates are ages 23-38:
Gabby works from home for a tv company and goes to church. Dina works in mental health and is studying. Martin is currently travelling in the USA but will be returning at the start of August.

Meanwood health centre, shops, supermarkets and bus stops are just a couple of streets away. Meanwood park is also a short walk away.

We are looking for someone who is clean and tidy, fits in well with the wholesome vibe, and will look after the house.

Rent for the room is 210 per month.
Total cost including bills comes to around 300 a month.
