Room to rent in Meanwood - own bathroom

I have a room to rent in Meanwood with access to own bathroom, office room, and cleaner (once every two weeks) for £695 (bills inc).
The room itself is nicely furnished and contains a double bed, tv, and plenty of storage including fitted wardrobes.

It's a semi-detached house with garden. The house has all the usual amenities including large fridge/freezer, washing machine and tumble drier if needed. There's also a garage where you could store a bike if needed. High speed internet (Virgin Media) is included in the rent.
There is a driveway but parking in the area is really easy with the house being on a cul-de-sac so there are many places to park directly outside of the house.

Housemate details:

I am the owner of the house, however come September I’m going to be moving to Spain for at least 6 months. Though the room is available from 1st August.

There is another en-suite room which is rented by a Mon- Friday lodger (Anna) who is a doctor in neuroscience at the University of Leeds, therefore will be away on weekends predominately and also away at other points for travel. This of course means you would get a lot of time in the house to yourself which may or may not be a pro. Anna is 40 fyi.


The area:

The house is situated in central Meanwood and a few minutes walk from Waitrose/Aldi plus various bars and restaurants.

Looking for:
Looking for a professional female housemate due to the wishes of the current housemate Anna, and also one who is respectful, pleasant and clean & tidy. Vegetarian would be beneficial but not an absolute.
