This one bedroom flat is available for a full time lodger for a maximum of 12 months (no minimum). I could also be interested in a Mon-Fri lodger for a reduced rent.

The flat is situated in the basement of the landlady’s home but has its own separate access from the garden, making it very secluded. It has been recently decorated in neutral tones and quality furnishings.

It is suitable for a single professional person, who is quiet and respectful. The landlady works from home in the main house above the flat, so it is not suitable for someone who makes a lot of noise. It is also not suitable for someone who wants to do lots of cooking as it only has a kitchenette fitted, not a full kitchen. However, it is suitable for someone who loves seeing nature right outside their windows and is looking for a very private, beautiful space to live in.

The flat has two main rooms: living room and bedroom) plus an en-suite bathroom leading off the bedroom. The living room is furnished with a sofa, desk, chair and TV, and has its own kitchenette area with fridge freezer, sink, dishwasher, microwave and air fryer (please note, there is no oven/hob). The bedroom has a small double bed, wardrobe with chest of drawers, and side table.
Both the living room and the bedroom have full width patio doors that can be fully opened to lead directly onto a patio area and lovely private garden that gets the sun from early morning to late afternoon. The patio has a chair and table with parasol to provide welcome shade while sitting in the garden. The tenant would have full sole access of the garden (except for maintenance).

The house is a main home to the landlady and two teenage children, who all enjoy a peaceful existence. There is a long driveway and off road parking is available. There is also a private gym in the garage with a smith machine, rowing machine, and free weights and use of these can be negotiated with the landlady at additional cost.

The house is situated in Meanwood, very close to the shopping area where there are many opportunities for shopping including a Waitrose, Aldi, Starbucks, as well as bars and restaurants, a launderette, and gyms. A short walk away is Meanwood Park/woods. Twenty minutes walk or a short bus ride/car journey to Far Headingley. Close to the outer ring road. Easy travel to the University and city centre (45 minute walk or 15 minutes by car).

References will be needed. Rent includes wifi, all utility bills, and council tax.
