🏡 BASIC INFO
The house is located a few streets off the Meanwood Highstreet. Bus stops in the direction of Leeds and Headingley within a 5-minute walk and roughly a 30-minute walk to Headingley Train Station. The house is a classic Leeds Edwardian terrace, back-to-back. This means that it retains its heat really well. Neighbours are quiet and friendly. The house is a three bed, with an addition shared workspace in the basement. This basement room was initially the third bedroom, but we opted to use this bigger room as our workspace and the room advertised became my cosy room! I’m vacating the room indefinitely, so we’re looking for someone to take over the tenancy.
🛏️ THE ROOM
The room is a cozy double, furnished with a bed, mattress and chest of draws, on the third floor. We can discuss the prospect of returning the rooms to their original orientation so that you could have the bigger basement room, and we return the cosy room to a study. This wouldn’t delay you moving in. But I think a cozier room is nicer, with a bigger workspace downstairs. It’s a bright space and is wonderfully quiet, the house is generally a quiet space, but if there are guests over, nothing can be heard upstairs. You’ll also have access to use the shared workspace downstairs, because I’ve had the smallest room in the house, I have priority in the shared space.
🏠 THE HOUSE
3 bedrooms in total. The top floor has the bedroom advertised along with one more. There’s also a toilet on that floor. The 1st floor has one bedroom and the main bathroom. The ground floor has a cozy, nicely decorated living room and kitchen. Then downstairs is the shared workspace, with plenty of additional storage, along with another shower room and toilet.
There’s a nice social vibe in the house, we hang out a fair amount and share meals, although, we’re not on a rota, so no need to feel pressure about cooking for everyone else. We enjoy watching films together, playing games (both analogue and digital) and heading into Meanwood for some pints. The house works together to ensure we are tidy and respectful of each other’s space. I wouldn’t say we’re regimented with cleaning and acknowledge that we all pickup each other’s slack at points. Life is busy and we look after each other. The super fast WIFI is included in the bills, and the heating/hot water is efficient. There’s storage for bikes inside and plenty of on-street parking.
💰 COSTS
Rent is £412.80 a month, and the housing management company has always responded to our requests within 24hrs. Bills are additional to the rent and roughly £115 a month. The house is council tax band A. The deposit is £300 and protected with the TDS. Average combined cost of house and all bills is around £528.
🚆 LOCATION & TRANSPORT
Meanwood has been my favourite place to live whilst I’ve been in Leeds for the last 8 years! The park is a 3-minute walk from the front door and is such a great place. Meanwood itself has a lovely selection of places to eat and drink. There is a real friendly community atmosphere here. It’s a 15 minute bus ride into Leeds or a 40 minute walk along the Meanwood valley trail!
👥 HOUSEHOLD VIBE
You’ll be joining two lovely housemates – Felix and Ruby.
Felix is a professional musician; he plays trumpet and is regularly touring Europe with one of the bands he plays for. When he’s not on tour, he’s on regular gigs in and around Leeds and the wider area. He’s into Indie computer games, DND and cooking up a storm!
Ruby is a more recent addition to our house; she’s currently doing a PHD in Plant Sciences. She’s a big fan of the outdoors, especially climbing, cycling and hiking. She’s also into cooking and sharing food together.
Both Felix and Ruby are chatty, kind and considerate. I’ve had a blast living with them both and shall miss them very much. Hopefully you won’t mind if I come back and visit!
The house has a liberal, forward-thinking atmosphere, and I will be making sure whoever takes over my room, aligns with our shared ethos – mainly kindness and acceptance. We’re looking for someone who also doesn’t mind the occasional visit from the neighbour’s gorgeous cat. We all chip in to keep the place tidy - no strict rota but mutual respect.
I’ve loved my cosy room, and the separate workspace downstairs has been amazing for me – I work from home for about half the week. What I’ve loved the most about living here though, is the amount I’ve laughed in this house. I’ve been so happy here and I hope the person who takes over my room feels the same! To sum up the home’s personality in three words, I’d have to say: Kind, Inquisitive and Engaging. I’ve leaving because I’ve got a series of jobs lined up away from Leeds across the country and beyond, and it just doesn’t make sense to keep paying for my room considering how long I’ll be away. Once I’m done with my work travels, I’ll be relocating to London to further advance my career. I’m sad to be leaving as I’ve been so comfortable here, but I’m excited for the new chapter.
