Room for Female Student in Friendly female home

Hi, I'm Vicki. I'm easy going, fun, love my dogs and looking for a female student lodger to share my nice, clean, nicely furnished home in Morley.
About the house and room:
Clean, comfortable and nicely furnished throughout with a nice garden and undercover outside seating. You'd have your own furnished room with plenty of storage and a double bed. Plus use of kitchen with your own fridge / cupboard space, bathroom, living areas, washing machine, and WiFi.
On-street parking nearby if you need it, good bus/train links into Leeds city centre and Leeds Uni / Beckett, and local shops and cafes/bars within short walking distance.
Really important - the dogs:
I am starting up a dog sitting business and I occasionally breed pups, so there will often be dogs in the house. They are friendly and well loved but it can be a bit noisy and lively at times. You MUST love dogs and be comfortable with barking (mine don’t bark loads), extra dog hair, and the odd puppy under your feet. If you're an animal lover it's lovely, if not this won't be the room for you.
About me:
I'm an easy going, sociable, tidy female homeowner. I enjoy a chat and a cuppa but I also totally respect your privacy and study time. I work from home a lot with the dogs so the house is occupied during the day.
£500 PCM includes all council tax and utility bills but not food.

Ideal for a female student looking for a safe, relaxed, homely base rather than a big student house share.
