This beautiful all-inclusive house comes with a parking space, patio garden and use of private meadow. It is opposite a lovely park and only a short car journey from Leeds City Centre.
Bedroom and facilities:
The bedroom is large and on the first floor with lovely views of the gardens. Its has an en suite shower room.
The house has plenty of space - a large living room and kitchen / diner and a downstairs utility room (washer/dryer) and downstairs toilet.
Rent includes everything (water, broadband, gas/electricity, council tax).
Access to the house is via large iron gates, offering security. A gate fob will be provided.
Deposit:
The deposit is one month’s rent up-front, and rent is to be paid one month in advance. I’m open to a trial period to make sure this works for both of us.
Who you’ll live with:
I am a live in Landlord, I work full time, remotely and tend to travel a few times each month. I work for an innovation agency, helping businesses to grow.
A dog-lover is essential because Lilian, a playful bulldog, lives here too. She’s a cute bundle of fun, she sleeps quite a lot but likes to play tug.
Ideally, I'd like someone who goes out during the day (occasional working from home) and is away some weekends. However, I'm happy to be flexible for the right person to share.

Farnley Hall Park: Literally, over the road.
New Farnely Cricket Club: Good food, relaxing atmosphere. 1 min in car or 3 min walk.
New Farnley has a Coop, post office and Craven's Fish & Chip shop. 3 mins in car or 20 min walk.
Beulah Bistro & Pub: Fantastic food and great atmosphere. Also has a deli. 3 mins in car or 20 min walk.
Tong Village: Greyhound Pub, Tong Garden Centre. 5 mins in car.
Sainsburys Local: 3 mins in car or 20 min walk.
Puregym: 8 mins in car or 40 min walk.
There are lots of nice walks and cycle routes close-by.
By car:
Pudsey Town Centre: 8 mins in car.
Various buses to Leeds City Centre: approx. 30 mins.
Train:
Nearest station is Bramley (approx. 7 min drive). The train takes approx. 6 mins to Leeds.
