The room will become an en-suite within the next six months. There will be around two days of disruption while the work is carried out, so you’ll need to be comfortable with a little mess. If you’d prefer not to have any disruption, the room will remain as it is until you move out, with the bathroom shared between the two bedrooms.

The room is a good-sized double and comes furnished with a bed, mattress and blinds. You’re welcome to add your own furniture or personal touches throughout the house to make it feel like home. Viewings are essential.

The house is ideally located just a 15-minute walk from Normanton train station, with direct links to Leeds, Wakefield, Castleford, York and Manchester. It’s also only one mile from the M62 and three miles from the A1(M), making commuting easy. By car, you’re approximately 40 minutes from Hull, 60 minutes from Manchester and around three hours from London.

Situated on a quiet cul-de-sac of just 25 homes, the property is around 10 minutes from Normanton town centre, where you’ll find supermarkets, shops, cafés, hairdressers and other everyday amenities. Taxis are typically around £12 from Wakefield city centre and £20 from Leeds city centre.

Outside, there’s an open front garden with a double driveway (we currently have one car), and a fully enclosed rear garden with 6ft fencing.

The home is shared with two friendly, well-behaved French Bulldogs. They don’t beg for food, go straight to their beds at mealtimes, and are walked every day. If you enjoy getting outdoors, you’re more than welcome to join us.

There are canals, fields and plenty of green space nearby. Although the house is on a modern estate, it’s just a five-minute walk to Newland Estate, which offers lovely walking routes towards Stanley Ferry and Heath.
