Hi Spareroom!

I have a room available in my house from 01 November 2024 as my current lodger has to move down South. The date can be slightly flexible by a week or so if needed.

THE HOUSE:

It's an end-terrace, new-build property which I think is nice and cosy in the winter as it holds heat well. The house is a 5-10 minute walk to the train station which has direct routes to both Leeds and York in under 20 minutes, as well as Hull. You would also have your own off-road parking space if you drive.

Your room is at the front of the house, looking out onto a quiet cul-de-sac. It's fully furnished with a double bed, chest of drawers, wardrobe, two bedside tables, and some under-bed storage drawers. There are two double plug sockets at convenient locations in the room.

In the lounge, I have coat and shoe storage so that you don't have to keep everything in your room, and I'm also happy to share kitchen equipment if you'd prefer as cupboard space is a little limited!

The council tax band is Band C, but all bills (including gas, electricity, wifi, TV licence, etc.) are included in your rent.

ABOUT ME:

I'm a 27-year old civil servant, currently completing a part-time degree alongside work, so I spend a fair amount of time studying at the moment, although that ends in May next year and I cannot wait for the freedom!

I work from home 3-4 days per week, which means I can take in your deliveries! Due to the nature of my work, I wouldn't be able to share my home office space, and so someone who works outside of the house in the day is ideal. This is not a dealbreaker, but something we'd need to discuss.

In the evenings, I tend to sit in the lounge watching TV, which you are more than welcome to join in on! I love baking when I have the time, and I'd also like to get back into going to the gym (encouragement appreciated).

ABOUT YOU:

I would prefer a female housemate due to the fact we will be sharing living spaces and bathrooms.

I'd like someone who is clean and tidy as I take pride in my house! I'm slowly putting my personal spin on the blank canvas so someone who doesn't mind the smell of paint is probably also ideal 😂 I'm looking for a lodger who is open to chatting and socialising, but who also appreciates that I do sometimes need my own space to re-charge. Similarly, I understand you may need the same!

I'd also need someone who's fine with animals as I occasionally dogsit for my parents' / friends' dogs!
