Large Double Room overlooking the River

I have a large double bedroom overlooking the river to rent to a tidy, professional person who is trustworthy, easy to get on with and tidy (again). I am a full time working professional single mum with a 12 year old conscientious and intelligent daughter in a well balanced home but need to supplement the mortgage to get by. References will be required especially in respect of child in the house.
