One double room to rent in a two bedroom house

Hi, I'm a live in landlady and I'm looking to rent my spare room out.

I'm an easy going, friendly and sociable person so it would be suited to somebody like minded... Im a professional and have my own salon in Leeds city centre. When I’m not busy with that I often like going out into town to let my hair down, I also like to be fairly active to balance out the prosecco intake ;P
The rent is £395 a month all in including council tax, with a deposit of the same amount.

The room has a built in wardrobe, large chest of drawers, bedside cabinet and double bed.

The rent includes the use of wifi, garden, living room, bathroom and kitchen and if you have a car the drive is all yours.
Transport into town is really frequent, the bus stop is about a 10 second walk from the house and the buses are every 5-10 minutes.
