I'm looking for a chilled, friendly and tidy lodger to share my bright and modern ground-floor flat in Rodley.

My idea of a perfect evening is more likely to involve a chat, a cuppa and Location Location Location than a night on the tiles, but I do like to get out and about, especially at the weekends.

My flat is in a private cul-de-sac and comes with a designated parking space for your use (I don't drive). There's also a secure bike shed. The corner shop is at the end of the street and there are pubs and cafes nearby. It's only five minutes drive to New Pudsey train station and ten minutes to Leeds Trinity University. Regular buses into Leeds and Bradford run from a bus stop at the end of the street. I'm a stone's throw from the Leeds-Liverpool canal and Rodley Nature Reserve.

The flat itself is fourteen years old and its large and comfortable open plan living space includes a brand new kitchen with a new dishwasher, washing machine, large fridge freezer, new induction hob, and oven. I have a friendly ginger and white cat so need a lodger who would be happy about sharing with him!

The good-sized double room available has recently been decorated and furnished. The rent of £400 per month includes council tax, electricity (there's no gas at the property), water, TV license and wireless broadband bills. I would also require a bond of £250, and a reference from your place of work or most recent house share.
