The house is in a picturesque, and interesting location on the off-side bank of the Leeds Liverpool canal with views overlooking Rodley Nature Reserve and beyond. The route 66 national cycle path is adjacent and convenient local buses include the 60/60A and 16/16A to/from the city centre and beyond.

The room is newly decorated, bright, and warm and comes with a new double bed, quality mattress, and large bedside drawer unit. There's also a large fitted walk-in wardrobe / storage cupboard and the opportunity to choose alternative/additional furniture – such as a small desk – depending on personal preference.

You would have shared access to:
• House bathroom, with bath and shower over
• Well-equipped kitchen
• Separate dining room
• Guest cloakroom/WC
• First-floor lounge with balcony and views
• Terraced canalside garden
• Off-street car parking, if required
• Bike storage, if required.

Rent is £600 per calendar month in advance including council tax (band D), water, electricity and gas (assuming you don't guzzle them), and full fibre broadband. A security deposit equivalent to one-month's rent is required – along with id and references.

Some additional work from home space may be possible by agreement. A Monday to Friday arrangement is also possible.

The ideal lodger–sharer is someone super dog-friendly who is reasonably sociable but has their own life/work/interests going on and who appreciates a quiet, clean, relaxed home. Age is less important than a mature, considerate outlook. It would be great to share with someone who has an interest in wildlife, nature, and the environment.
