The route 66 national cycle path is adjacent and convenient, regular buses include the 60/60A and 16/16A to/from Leeds city centre (via Kirkstall and Armley respectively).
The room is recently and neutrally decorated, bright, and warm and comes with a double bed, quality mattress, and large bedside drawer unit. There's also a large fitted walk-in wardrobe / storage cupboard and the opportunity to choose alternative/additional furniture – such as a small desk – depending on personal preference.
You would have shared access to:
• House bathroom, with bath and shower over
• Well-equipped kitchen with washing machine
• Separate dining room with large dining table which doubles as shared work-from-home space
• Ground-floor guest cloakroom/WC
• First-floor lounge with balcony and views
• Canalside garden and patio terrace
• Garage for bike storage, if required
• Off-street car parking, if required.
Rent is £600 per calendar month in advance including council tax (band D), water, electricity and gas (assuming reasonable use), and full-fibre broadband. A security deposit equivalent to one-month's rent is required – along with id and references.
