Single south-facing room in quiet, friendly house

Single south-facing 2nd floor room in quiet, friendly house, not on a road, overlooking the back garden, which has occasional foxes walking through at the back, and a frog pond, birds and feeder. All bills included inc council tax (band B) and broadband. Quick & easy walk to Roundhay Park. Many local shops and bus stops. Good piano on the ground-floor, also a DVD collection with Imac (and TV licence). There is a air-source heat pump and solar panels, for interest. I am a Quaker so like meditation. Smoking is not allowed in the house (I don't smoke). There is one other lodger on the top floor (essenially separate).
