Description

The house has three large double rooms sharing a large dining kitchen/ living room with smart TV; and two bathrooms. The room available is bedroom 2, similar to bedroom 1 shown in the photos. All rooms are very light, clean and well renovated. The house is well insulated and warm; there is also sound insulation. Situated in the beautiful and peaceful village of Mill Bank, the house has a large garden and marvellous views from all the rooms.

Each room has a comfortable double bed, wardrobe, chest of drawers, bookshelves, armchair, desk & chair;
There is a shared washing machine in one of the bathrooms, and a drying room;

The bills are included in the rent including council tax. An update might be need to cover rising energy bills but this would be agreed between all lodgers and me.

The house is within easy reach of the M62 in both directions;
Hebden Bridge is 20 minutes drive away;
Sowerby Bridge train station within 10 minutes drive or 15 minutes by bus/walk; Halifax is from 35 minutes away by bus.
Car parking is either in our parking area or on a quiet road nearby.
There is an hourly bus service to Sowerby Bridge/ Halifax, and to Ripponden in the other direction.
Mill Bank is a quiet country village in a beautiful valley
Bike storage is available.

We are looking for another friendly professional to share the house; I am the landlady & I live separately in my own self-contained part of the property. My lodgers are very happy with the house and generally stay from 1 to 4 years.

There is a big wild garden with a sitting area next to a pond. The area is great for walks and cycle rides and there's an excellent pub within walking distance.
