Lovely furnished double sized room in my private home with sole use of main bathroom.

This is a family home which you will share with my toddler and myself, our very friendly family dog and 3 elderly cats (so it would help if you like animals).

The house has a large living room, a fully fitted and equipped kitchen, a washer/dryer and a garage if you need some storage. There is a large, secure, private back garden and patio area that I am currently preparing/tidying for the summer.

The house is situated in a quiet residential area, it has on street parking directly outside, and is convenient to the bus routes running into Leeds city centre. There is a railway station approx 2 miles away. Tesco Superstore is a 2 min drive or 12 minute walk and there is a Co-op local (complete with robot delivery) a 2 min walk away.

The house is ideally situated for commuting into Leeds, York or Wakefield with the M1 a 5 minute drive. Crossgates is a short drive or 15 minute walk where there is a variety of shops, bars, a shopping centre and restaurants.

I would happily consider a single person, a parent with a young child or a couple.

The price includes all bills including broadband.
