Property is brand new and furnished with brand new furniture. It has open plan kitchen/dining/living on the ground floor with underfloor hearing, built in appliances and TV

First floor has 1 bedroom (Mine) with en-suite and the front room is currently being used as an office space.

The second floor consists of a large bedroom with a bath/shower ensuite. It will be fully furnished with accessories/ bedding and will have wall mounted TV. It also has 2 built in wardrobes. You should not have to buy anything and can move in with just your personal possessions.

I like a clean house so you must be a considerate person and clean up after yourself. No smoking, no drugs, no late night music. Must be a working professional and must not bring problems to my door (Eg. Debt collectors/angry ex-partners/ect.) and must not be WOKE!

This rental will be under a lodgers agreement which gives you no rights. If you don't pay then you'll be asked to leave immediately

I am a professional who works from home providing data services to businesses. i work in the front bedroom which is being used as an office, it has a spare desk should you wish to use/wfh. I also spend 6 months abroad per year. The property has 5G Broadband by Three and has download speed of 250mbps and upload of 50mbps.

Next year when the garden is landscaped i will be getting a large jacuzzi which you can also use.

As per spareroom requirements - The house is not currently signed off (due feb) and there is no council tax banding as of yet. It will most likely be B or C but this is an all inclusive rental and it will be included in your price.
