A furnished double bedroom is available on the ground floor of my detached bungalow, tucked away in a quiet residential area. It's a lovely, calm spot to come home to, and at £475 pcm with all bills included (except TV licence and phone), it's great value for the area.
Who you'd be living with:
You'd be sharing with me (the landlady) and one other lodger who has the upstairs room. It's a relaxed, low-key household, and I'm looking for someone chilled and considerate who'll treat the place like their home rather than a hostel. Short stays are very welcome too.
We love a good board game evening, and often head down to the local rugby pitches for a bit of Spikeball, football or Ultimate. The odd film night or video game session is also very much on the cards, along with the occasional trip to the local pub together. We also enjoy a house party every now and then, but only when everyone in the house is on board and usually for special occasions like Eurovision, the World Cup, Bonfire Night or other big events. No pressure to join in with any of it, but if any of that sounds like your thing, even better.

Wardrobe with 3 shelves and 4 chest drawers
Bedside table
Laminate flooring throughout (no carpet)
Shared spaces:

Kitchen (happy to share kitchenware, as long as it gets washed up)
Separate toilet and bathroom
Combined living and dining room
Off-street parking for 2 to 3 cars in front of the garage. The garage itself is full at the moment (I'm slowly decluttering), but there's room in there for bicycles.
The house itself:
The property has security in place, and we've got smart thermostatic valves with individual schedules for each room to keep things energy-efficient and comfortable. I'm always looking to make the house better, so practical suggestions are genuinely welcome.
House expectations:
I want this to be a calm, respectful home, so a few things upfront:
Photo ID and Right to Rent check required before moving in.
No recreational drugs or illegal activity of any kind. Non-negotiable.
Non-smoking household. Vaping outdoors only.
Quiet hours 10pm to 8am.
Guest policy: overnight guests need to be agreed with me in advance. No subletting and no additional people moving in.
Pets: considered on a case-by-case basis. Hypoallergenic and quiet animals only, subject to review.
Recycling and composting matter to me. We have a separate compost bin, so please take a bit of care to put things in the correct bins.
TV licence and phone bill not included.
