Double room available

Looking for a house mate!

I have a double room available for the right person in my lovely two bedroom end terrace house in whinmoor Leeds.

The house is currently home to me, 33 year old female and my little dachshund. I spend very little time at the house, a couple of nights a week max but not even that a lot of the time so you’d have the house to yourself often. The dog comes with me so you won’t need to worry about him being around if I’m not!

The house has two beds, one house bathroom with shower over bath, living room, separate kitchen and conservatory with dining table. (This could be a pretty good setup for working from if needed)

There’s also a lovely back garden with patio and grass with outside furniture and somewhere to hang your washing out!
The bedroom currently has a double bed with mattress, bedside drawers and a massive wardrobe. It’s pretty neutral and has barely been used. I’ve got bedding etc so if you’re in a situation where you don’t have much stuff I’m happy to share bits that are needed. As I live here kitchen etc is fully equipped and everything can be shared.
Internet is good and there’s a big telly in the living room.

All I ask is that you treat the house with respect, are dog friendly and not allergic, and that you keep the kitchen clean at all times as I run a cake business and occasionally need to bake at home (I have a 5 star hygiene rating and it’s super important I keep it)

The area is about 15 minutes drive from town and there is a bus stop a stones throw from the house with buses into town all day.
There is a communal car park behind the house where you can park, it’s not reserved parking so first come first serve but I’ve never struggled to park up.

I am open to a conversation if you have a small friendly dog but unfortunately it will not be suitable for anyone with a cat or other small animals and the house isn’t quite big enough for a couple plus me.

£550 a month inc bills (may need to adjust slightly if energy bills rocket through the winter but this will obviously be discussed and agreed)
