Room to rent in shared house

I am looking for someone to rent a room in my three bedroom house, preferably someone who is fairly sociable. I would like to meet some new people as i am not from the area.

I have two medium sized gardens, and the property is furnished. The room is currently furnished with wardrobes, chest of drawers, a desk/chair and a double bed.

I am located 6 miles from town, and less then a mile from the local bus station. There is a bus stop at the end of the road which takes you to the city centre, via St James hospital. Great access to A64 and A58 and other major routes such as the M1, A1M and M62.

I am easy going i dont mind frequent guests, there is no smoking in the property, however outside in the garden is fine. I have a cat called Lincoln, who is a bit of baby, but will very likely be in his own small room, or the living room. He pretty much stays out of the way, unless it’s feeding time and you’re at his food cupboard.

I am looking for someone who is respectful, and will do their fair share of cleaning and buying products used within the household.

All bills included in terms of gas, electricity, board and water. There is also sky plus and broadband. Rent is £475 inclusive, however if working from home or being in the property all day, this will increase to cover the additional charges (for example to £525).

I am a professional in an education setting which sometimes requires me to work away a few days at a time too.

If couples are interested rent would increase to £800 pcm
