Urgent Tenancy Replacement- Term Payed For Already

We are looking for a new tenant for our 3 bedroom house in woodhouse. 15 Inglewood Terrace LS6 2HT. There are 2 girls currently living in the house, both studying at the University of Leeds. The room available is a double bed large room with an en-suite. It is £
£177 a week and £8528 in total for the year, but £2132 of this has already been payed for this term, so only £6396 needing payed for the year. It is a 10 minute walk to the university of leeds and 20 to beckett, with a bus stop a couple minutes away going into town and one opposite going towards Headingley. It also has many shops nearby such as a morrisons daily, a premier and a one stop around the corner, also many pubs including a wetherspoons nearby.
