*Double Room for Rent – Seeking Friendly Lodger!*

Are you looking for a cozy place to call home? i have a double room available from September, starting with a 6-month agreement that can be extended if it works out!

**About the Room:**
- Fully furnished with a **king-size bed**, three-door wardrobe, small desk & chair, set of drawers.
- Lockable bedroom door with key provided
- Kettle & mini fridge provided in room if required.
- New bedding / Duvet & pillows /Curtains provided
- Enjoy the use of a 50-inch TV mounted on the wall with Fire Stick and WiFi connection (Sky mini box available for an additional cost).

**Shared Spaces:**
- Full use of the kitchen (with half fridge & freezer space and double kitchen cupboard), bathroom, and garden.
- Living room access during weekdays (6am-6pm) while I’m working, or if we get along and enjoy the same TV shows & company. Please also respect my personal space during evenings and weekends.

**About the Household:**
- Must be comfortable with my friendly **12-year-old female Siberian Husky**, who’s at the property at all times.
- Ideal for a full-time working individual who appreciates a laid-back living environment.

**Location:**
- Great location, just a **10-15 minute walk** to the train station and town center, and a **10-minute drive** to M4 J17. Enjoy nearby walks to the woods, Cocklebury Lane, and John Coles Park.

**Rent Details:**
- Rent is **£700/month**, with all bills included.
- **Security deposit:** £700 + first month’s rent paid upfront (£1400 total) due before move-in.
- References required, to be discussed at the viewing.

**Important Notes:**
- Must meet in person; no video calls or tours.
- No excessive smokers or drinkers, please, due to previous experiences.
- No couples or overnight guests allowed as this is still my home & relaxing time in evenings & weekends.
- Must be clean, tidy & respectful
- Would consider a Monday to Friday lodger at a reduced rent price.
