Large double bedroom available to rent

Large double bedroom in a 3 bed terraced house. We are husband and wife with two dogs. One full bathroom upstairs and a downstairs toilet. Bathroom, kitchen, lounge/diner, garden are shared areas with us. We are Looking for a lodger who is non smoking and ok with dogs. There is on street parking at rear of property. Bills are included in rental amount but lodger expected to pay for their own food and other consumables. Adam is a musician so usually works evenings and weekends and comes home early hours of morning but is quite good at sneaking in without disturbing me and the dogs! I, Claire, have few different jobs but mainly work daytimes. There is a wardrobe, desk and drawers under the bed in the rental room. Mattress is included in rental room too.
House is about 5 minute walk into the centre of town and near the canal.
