Also available - the old annex sitting room and old kitchen now a utility room with fridge and freezer.   I would prefer to keep these as shared use, but you could have say 75% exclusive use.   A few details to finish, e. g. complete decorating the utility room.

House is shared with landlord and one other lodger -  Kitchen with AGA, dishwasher etc.  Breakfast room, utility room with brand new 10kg washing machine, large garden, off street parking. Virgin Media cable broadband with wireless access points, cabling for Virgin Media TV (subscription and digibox at your cost).  Most of the house has been recently redecorated and recarpeted.

Weekly cleaning of the "common parts" i. e. kitchen, breakfast room, bathrooms, stairs and sitting room is included in the rent, as well as usual utility bills. Cleaning each bedroom is down to the occupant though!

Rural location but 200 yards to bus, shop + post office, chinese, surgery, hairdresser etc. I work from home, my children (33, 31, 24) stay occasionally.   My 9 year old brown labrador is not allowed in spare rooms!
