I am a live in landlord (female, age 25). Looking for single, clean, tidy and quiet professional only to rent a room in my house. May ideally suit a night time worker, or someone working away from home however doesn’t need to be.

Access to kitchen and bathroom at all times. When I am out you can roam freely including large shared garden. You will know each time I am in or out of the property from updated chalkboard in hallway, and on occasions I may also update a planner of when I am out so you are aware ahead of time.

When I am in house rules are:
- Access to kitchen to make your food/drink/tidy up but no loitering around house/eating at table. Expectation is you would then eat in bedroom or front of house. There is a table and seating area (4 chairs) at front of house accessible 24/7 for everyone of the property and their guests. Can be used for smoking also.
- Acess to bathroom for bath, shower, toilet however use hand basin in bedroom for getting ready i. e. brushing teeth/make up/hair etc.
- No back garden access when in.

I do also have another room. Double brand new divan bed. Includes shower and hand basin. £105 p/w £250 deposit.

Back garden and front garden will be made more attractive very soon - I have just moved in!
