Whole floor double room (3x8m) with en-suite

I am a gay professional in my 40s and I am renting out a very spacious furnished double room (roughly 3x8m, 9x26ft) which takes the whole second floor (loft) of my house and has an en-suite bathroom. YOU'LL BE THE ONLY LODGER IN THE HOUSE, in addition to me. The house is fairly new, well insulated and stylish. The surrounding area is very quiet and very well maintained with lots of parks and green.
In your room, you'll have your king size bed, your desk, your 40" tv, a huge wardrobe and additional plenty of storage space in 1 under-the-roof cabinet. Common areas are:
- fully equipped ground floor kitchen with plenty of tools, a dining table, cupboard space, washing machine and dishwasher.
-fairly well equipped home gym in the garage you are welcome to use it provided that you take good care of the equipmen (olympic barbell with plates up to 250kg, bench, adjustable dumbbells from 2 to 36kg, cable machine, pull up bar, dip equipment, plywood box, 45kg sandbags, 24kg kettle bell and few more accessories)
-wide living room facing the garden with 55" TV and comfortable sofa.
- spacious south-facing garden with table and chairs to chill out in sunny days.
No smoking, no pets allowed, quiet at night, no parties allowed in the house (but you can have occasional guests for dinner or for the night, if you wish), bills are included, cleaning of common area will be done by a professional cleaner weekly (we can ask to have also your room cleaned for an additional fee, if you wish). Payment at the beginning of the month (counting from the day you move in), standard lodger contract. Couples are welcome, but an extra will apply for the second person. Immediately available
