I am looking for a co-tenant (21+) to jointly rent my current large 4 bedroom house in Rodbourne, Swindon from 11th July 2024. Your share of the rent will be £700 per month, excluding bills. Bills are currently approximately £400 per month for the whole house, so your share would be approximately £200 per month for gas, electric, water, TV licence, internet and council tax (band B). Your share of the deposit would be £600, payable at the time of signing the tenancy contract.
WHAT'S ON OFFER
You would have full access to the whole house and garden and everything in it, including the sole use of 2 double bedrooms (one with large inbuilt wardrobe storage). This house is offered on a joint tenancy agreement with myself (the current tenant) for a minimum term of 6 months, with the option to extend the tenancy on a monthly rolling basis after this if you wish to. You would be sharing the house with only one other person (myself), a 27 year old professional female who works at the hospital in the maternity department. Please know that I have a quiet, friendly and well-behaved pug, so its important that the tenant is comfortable with dogs.
ABOUT THE HOUSE
• 4 double bedroom, 3 storey house in a quiet street with friendly and considerate neighbours – you will have the sole use of 2 of the double bedrooms.
• The house is very modern with high-speed WiFi, smart lighting and Google home capabilities. You will have full use of the 50" smart TV in the living room.
• Good sized living room, dining room and kitchen which you will always have full use of.
• The house is fully furnished including all white goods and standard furniture (American style fridge freezer, washing machine, separate tumble dryer, dishwasher, TV in the bedroom and double bed(s)).
• You will have full use of all pots and pans, kitchen appliances, crockery, and cleaning appliances, but there is ample kitchen storage space for your own if you wanted.
• The house has two bathrooms with powerful showers. One bathroom is available to the co-tenant, which also has a bath.
• Good sized, well- maintained garden with a large shed, outside furniture, BBQ & gas patio heater - all for your use.
• Free on street parking with abundant spaces.
• There is a small corner shop on the same street, with Aldi a 5 minute walk away and the Designer Outlet is a 10 minute walk away.
• There is frequent and reliable public transport a short walk from the house.
• I have always found the landlord to be friendly, non-invasive, yet responsive.
WHO YOU'D BE LIVING WITH
I am the current tenant who has lived at the house for 1 year. I am a 27 year old professional female who works at the hospital in the maternity department. I’m easy going, friendly and bubbly. As a housemate, I am clean, tidy, respectful and considerate. I enjoy socialising, binge watching a good series and playing board games with friends. I’m a non-smoker and non-partier. As mentioned above, there is a resident pug that lives here, so its important that the tenant is comfortable with dogs.
