Comfortable room for female lodger in my home

I have a spare room I would like to offer to a female student or professional ideally that would go home at weekends and holidays. A short term let would also be acceptable. Initially we would review after 1 and 3 months.
The room is clean, light and comfortably furnished. The bathroom is next door and you could have use of the sitting room, dining room and kitchen. Parking is on our quiet street.
The town centre is a 15 minute walk and Old Town is up Kingshill. The Outlet Village is a 10 minute walk. The canal is close by as well as the old railway line, various pubs and restaurants.
My ideal female flatmate would like dogs (I have one well behaved dog) and be a friendly outgoing person.
