Bedroom and small living room/study/office space.

Bedroom currently has a single bed/day bed but can swap for a small double if required. Smaller room that can be used as a sitting room/office space or study.
Shared bathroom and kitchen with myself.
Limited access to living room.
Garden space and conservatory can be used pending further discussion.
Off road parking space available.
I am willing to accommodate a smoker but this must be in the garden or the conservatory with doors open and not for long periods of time. No smoking in the house.
I have two dogs , neither are allowed upstairs but they do have access downstairs to all areas so you need to be ok with dogs.
Looking for someone that likes things a little quirky as my house is somewhat quirky. I’m not worried about age but I am looking for someone that likes their own space and will allow me mine.
I am looking for someone that works and is clean around the house. Shared areas must be left clean and tidy after use.
