Small, warm. Double Room close to town centre

I am a single mum with a three bedroom house in Greenhill. My son is around 50% of the time.
I am looking for a housemate ideally Monday to Friday although I may consider a full time tenant.
The room has a double bed, Belfast sink, wardrobe and chest of drawers.
It would suit a professional person who will be returning to their family at the weekends.
It is located 5 mins from the town centre and Tescos in a terrace street with on road parking.
I have good broadband and you may get a tv point put in the roomier you wish.
My tenant will have full use of the facilities, washing machine and dishwasher as needed.
I have a verycute French Lop Rabbit and am about to get a couple of kittens!!
Pets are fine as long as they will get on with my pets.
Smoking is fine as long as it is done outside.
I will need a couple of references and ID.
