2 rooms (1 bed+1 office) in terraced house

Hello,

I currently live in a house for which I am looking for a flatmate to replace my current one. The house is split so that we both have 1 double bedroom plus 1 office room each. There are also two bathrooms which although not directly connected, there way it is laid out essentially allows your "wing" of the house has its own bathroom. There is also a shared living room, and a garden with a patio space. The cost £675 is an approximation but includes council tax, broadband and an estimate for bills which we'd split each month depending on usage. There is parking on the street outside the house but no allocated spaces. It is 10-15 minute walking distance from Shrub Hill, and a bit longer to city centre.

The rooms would probably be considered partially furnished but the furnishings can be discussed with myself and current flatmate as some of the things are hers. In the pictures, the room with the darker walls is currently the bedroom while the one with the lighter walls is not used as a bedroom (the pictures have a bed in there at the moment, I just don't have an updated picture at hand.

Dogs are allowed - though not preferred if they don't get along with other dogs as I dog-sit every so often. The house has enough rooms and space and two doors to the garden so it is not impossible to have them apart with some communication.

The owner is a local private landlord. She does improvements to the house every so often, but it is a little bit of an older house with some quirks.

As for me, I'm a 33 year old female from Finland and work as a bridge engineer (from home or office or on site). I love animals, and play boardgames and video games. I love cooking as well (so you may need to bear with me if I'm cooking up a storm in the kitchen, but you may be on the receiving end of some tasty treats - or join me in cooking!).
