Description

The flat is situated in a modern complex with a car park, secure-entry, double-glazing, gas central heating, and plenty of nearby green space. There is a wide mix of residents, with the bulk being young families and other professionals.

The bedroom comes with a double bed, desk, and a built-in wardrobe. You will also have your own private bathroom across the corridor, which benefits from a powerful mains-pressure shower-over-bath (with shower curtain), heated on-demand via a combi boiler.

The kitchen is spacious and comes equipped with a gas hob, electric fan oven / grill, fridge-freezer, washer-dryer combo, microwave, kettle, and toaster.

The living room is also spacious, with two double sofas and shared use of a projector, sound bar, and digital piano.

My current flatmate assures that I am clean, quiet, and respectful. I get along with a variety of people and I'm quite laid back. I would prefer the new flatmate to also share some/all of these traits.

The agent for the tenancy is DJ Alexander and the contract type is a joint tenancy. My flatmate will be moving out so I need someone to replace her in the tenancy. Flexible move-in date, but the new tenancy will officially start on 1st June.

DJ Alexander require a form of ID (e. g. passport), proof of current address (e. g. bank statement), and proof of income (e. g. payslip) as part of the application form. They also require you to be earning at least £12,000pa (before tax), otherwise a guarantor will be needed. A credit check will also be performed.

Rent is £500 per person per month (excluding bills). When all bills are considered (including council tax at band D), it is approximately £650pppm. Deposit of £487.50 is required.

Within a 10 minute walk of Fort Kinnaird (2nd largest retail park in UK) and with an Asda, M&S, Lidl, Co-op, Tesco Express, Home Bargains, PureGym, NHS medical practice, and dentist all within a 15 minute walking radius. A Scotmid, Farmfoods, and an excellent local chippie - the Duddingston Fry - also live just a 1 minute walk down the road.

Several beauty spots such as Arthur's Seat, Duddingston Loch, Craigmillar Castle, and Portobello Beach are also very accessible either by bike or bus.

Approx. 30 mins bus ride to the city centre via the 2 and 30, depending on traffic. A 10 minute walk to the bus stop at "The Jewel" allows you to catch the X5, X6, or X7, which all get into Princes Street in 20 mins consistently, benefiting from a bus lane for almost all of the route. 10 mins on the 21 to the Royal Infirmary, and a direct bus link to Edinburgh Airport as well on the 400. The Innocent Railway cycle path can be used to get to The Meadows in approx. 30 mins.
