Double bedroom near city centre

Hi!

My name is Ana and I'm looking for a new flatmate to move in on June 15th :)

The flat is a 2-bedroom property on the first floor of the building and in a great location, near Leith Walk and Calton Hill, but on a very quiet street. It's a 10-minute walk to the city centre, with a Tesco on the corner, a Sainsbury's 5min away and a Lidl less than 15min away - all by foot. There are also plenty of shops, bookstores, restaurants, cafes and pubs nearby. Plus, Omni Centre is 5min away and St. James Quarter, 10.

There are a couple of bus stops less than 5min away by foot for buses 1, 4, 5, 7, 10, 11, 14, 15, 16, 19, 34, 49, and a tram stop just as you leave the street to Leith Walk.

The flat comes with a very functional kitchen, a big living/dining room with a pull-out sofa and a dining table, a hall with a big freezer, a big closet for storage, and a big bathroom with a shower and a bath. The flat is entirely furnished.

About the bedroom: it's the biggest one in the flat, with 2 big closets, a dresser, a double and very comfortable bed, and storage underneath the bed and above one of the closets. The current tenant will take the table and chair with her, so feel free to bring yours - there's plenty of space! The bedroom window faces the garden, so it's very quiet and there's direct sunlight all year long. The bedroom has been recently painted as well, so it's as good as new.

Council tax is band C and the bills vary during the year, but usually are around 65 pounds each for the season change into summer (then, it should be cheaper).

About me - I recently graduated from my Master's and I'm looking for someone mature, friendly, clean, respectful and organised to share the flat. I'm celiac, so I need someone who understands and respects my food situation, although everything in the kitchen is separated.

I need someone who will be moving from June 15th, but who can sign the lease and run the checks asap.
