Include photos and videos
Ads with photos and videos get far more responses than those that dont! It goes without saying, but tidy up first photos of a messy room arent going to be appealing to anyone.
Use all the photo slots
You get space for 9 photos in your ad (or 18 if you're a PRO user) - make sure you use them all. Get a couple of good pictures of the room from different angles, but don't forget to include photos of any shared living areas too.
Give your ad a catchy title
A descriptive title like Bright double in friendly garden flat or Spacious double in great location will always be more enticing than Double room available. People will be scrolling through pages of ads full of titles and tiny photos, so make yours stand out.
Make the most of the description
This is your chance to say why your rooms so great. Tell people about the property, flatmates, area and anything else thats useful. Before you place your ad, have a look at a few others and see which youd respond to if you needed a room.
Don't just sell the room, sell the flat...
Whoever rents your room will obviously live in the whole property, so give them all the details tell them what the communal areas are like and mention other benefits like a garden or ensuite.
...and sell the area too
A great flat is a great flat but if its in a great area too youre onto a real winner. Point out if its near shops, a gym or park, and make sure you talk about transport links most people will want to know how long itll take them to get to work or get around.
Know who you're advertising to
If youre near a popular business area your property will be attractive to people working there. Being near a large hospital will attract medical staff - a university nearby will attract students but also teaching staff. You get the picture. Use things like this to your advantage, and mention your easy reach and close proximity.
Take your time
Doing a good job first time round is a far better approach than blasting your ad out in five minutes. Browse other ads for inspiration, and do your research on whats attractive about your area.
