Include photos and videos

Ads with photos and videos get far more responses than those that don’t!

It goes without saying, but tidy up first – photos of a messy room aren’t going to be appealing to anyone… And try to get pictures of any shared living areas too, so people know what they’re getting.

Give it a catchy title

A descriptive title like ‘Bright double in friendly garden flat’ or ‘Spacious double in great location’ will always be more enticing than ‘Double room available’. People will be scrolling through pages of ads full of titles and tiny photos, so make yours stand out.

Make the most of the description

This is your chance to say why your room’s so great – so tell them about the property, flatmates, area and anything else that’s useful. Before you place your ad, have a look at a few others and see which you’d respond to if you needed a room.

Don’t just sell the room, sell the flat

Whoever rents your room will obviously live in the whole property, so give them all the details – tell them what the communal areas are like and mention other benefits like a garden or ensuite.

...and sell the area too

A great flat is a great flat – but if it’s in a great area too you’re onto a real winner. Point out if it’s near shops, a gym or park, and make sure you talk about transport links – most people will want to know how long it’ll take them to get to work or get around.

Know who you’re advertising to

If you’re near a popular business area your property will be attractive to people working there, and being near a large hospital will attract medical staff. Use things like this to your advantage, and mention your easy reach and close proximity.

Update your ad

You don’t have to wait 28 days for your ad to expire before you update it. Go back in and change things whenever you like – this will bump your ad back up the listings, and keep it current. Changing or adding more photos will help keep your ad fresh.

Take your time

Doing a good job first time round is a far better approach than blasting your ad out in five minutes. Browse other ads for inspiration, and do your research on what’s attractive about your area.
