Assured Periodic Tenancy Agreement (APT)

Due to the Renters' Rights Act, from 1st May 2026, the standard form of private rental agreement in England is now an Assured Periodic Tenancy. These tenancies apply where the landlord does not live in the property and have replaced fixed-term Assured Shorthold Tenancies (ASTs) as the default type of agreement*.

An Assured Periodic Tenancy continues on a rolling basis with no fixed end date. Either the landlord or tenant can end the tenancy by giving the appropriate notice in line with current legislation and grounds for possession.

*Under the Renters' Right Act, in England from May 1st 2026, all existing fixed-term Assured Shorthold Tenancies (ASTs) will automatically convert into Assured Periodic Tenancies. The new rules apply regardless of when the original contract was signed. No new fixed-term tenancies will be permitted. If you do not live in England, check the laws in your country.
