Whole Property Rentals

While our main focus are rooms to rent in flatshares and houseshares, we can help you fill whole properties too. If you have a property you'd like to rent on a flatshare basis (on a single AST) we can help find you a group of tenants who'd like to live together.

'Buddy up' System

Our 'Buddy-up' system helps tenants pair up or form a small group in order to rent a whole property. This saves you admin and cuts down the number of viewings you need to organise. Essentially, you get all the benefits of renting by the room (higher yield, no agency fees, reduced voids etc) with less of the hassle.

How to let a whole property on SpareRoom

Before you list your property, you can check existing whole property ads in your area by conducting a 'Rooms for Rent' search, selecting only ‘Whole properties’ in the left hand search bar under ‘Property Type’. This will give you a sense of what’s available locally, including how the properties are described, the rent they’re charging and what the deposit is.

Then you can get started with advertising your property. Enter the rent for the whole property and we’ll auto-fill the individual room prices. You can edit these later on - if one room is bigger than the others you might want to charge more for that and slightly less for another.

Once your ad goes live, you’ll see it marked as a ‘Whole property’ (not available by the room) and that prospective tenants need to ‘Buddy up’ to rent it. Then, when people see your property, we suggest other tenants they can ‘Buddy up’ with, based on budget and the areas they’re looking in. The tenants just need to get in touch with each other and decide if they'd like to live together in your property, before speaking to you.

We can also alert you when people express an interest in ‘Buddying up’ on your property – so you can contact them directly.
