PhD Student Looking for a Room to Rent

Hello,

I am a postgraduate research student in electronic and electrical engineering at the University of Exeter.

I am looking for a quiet room to rent, preferably close to Streatham campus. (ensuite preferred, but I am flexible - room, studio etc are ok too). I don't mind walking.

I don't smoke, I don't have pets, I am not a drinker, I am single and don't have any dependants. In short, it's only me.

I am really focused on my studies, very quiet and very respectful of other people's peace and quiet. I don't bring visitors, I like quiet evenings.

I am available to rent the room immediately although I can be flexible by 1-2 weeks if needed.

*Only serious landlords / landladies please:
Please do not put me in the situation of doing the viewing for nothing , and then telling me conditions that you did not write in the ad. For example, a situation in which I do the viewing, I fulfil all the conditions but then the landlord / landlady says "oh, it's females preferred", even though they did *not* write this condition in their ad.
I expect to be allowed to rent straight away as long as I fulfil all the conditions in the ad.
Please do not waste my time and do not waste yours.

I am more than happy to give references from my current live-in landlady.
