Hi, thank you in advance for reading my advert. PLEASE ensure you read through the whole thing before contacting me as it is very comprehensive.

I currently live in Northeast Leeds, having moved here from southern England, last April (2024). I settled in Leeds quite by chance, having found a room here previously on spareroom. I just needed to find a base in the north as I was looking to buy a house of my own. This was not successful in 2024, and it is time to move on from Leeds and find another location to live in.

Although it might seem a little odd, I’m not too concerned what new location I move to, I would prefer to be north of Leeds and not as south as Derby. I’ve added a screen shot of a map photo, roughly indicating the areas I would consider, the more northerly, the better though. The accommodation and facilities are far more important to me, and I have been as detailed as possible in my requirements.

• Room - I’m looking for a Large, Modern, Cosy, double with LOT’s of wardrobe space, one hanging rail will not suffice! If it has an en-suite, bonus but not essential!

• Location – Anywhere be it rural or central, I am purchasing a car so I will have access to transport. Rural to a limit, I don’t mean an hours drive from the nearest supermarket for example.

• Landlord – I only wish to share the home with the owner! House shares with several tenants is not for me these days.

• Storage – I have quite a few boxes that need storing. If you have a garage or somewhere dry great! If not, I will use a Storage Facility for the term of the tenancy. If you could let me know if there is one close by when you message, this would be super helpful.

Please, with all due respect, DO NOT contact me if you have accommodation that falls into the following categories, or you have not read my advert fully:

• Shared house, more than 2 occupants. NO HMO's for those
that cannot understand basic English!
• A room in a flat, my preference is a house.
• If you are an agency, (Private Landlords ONLY)!

A little about me:

I am 53 years of age but have a very young mindset and positive outlook on life. I am very quiet and respectful of anyone’s home and treat it as I would do as if it were my own. I am a strict NON-SMOKER and I have no pets. I don’t mind pets in the house, not a problem, if they are well behaved. Happy to do pet sitting anytime if I am not away. I’m single and not a massive drinker, but very happy to socialise in your home as well as having my own privacy and space. When I moved to Oxford in 2009, I stayed in the same home for 6 years and Michael would be very happy to provide a good reference for me and vouch for my reliability and credibility. We have also stayed in touch as good mates. I’m of Portuguese descent, hence the name but I have both a British and Portuguese passport.

Availability: ASAP but flexible

I am essentially packed and ready to move. I would like to move out of my current accommodation right away. This does not mean that I’m planning on doing a runner from the rent, I’m paying weekly at present, so I’m not concerned if I lost a few days paid rent. All I would need to do is secure van rental to move all my personal effects, this would literally just require me to make a booking online and I would be good to go. If you had something you think may suit, it would be great if you could send me a video walk around initially and from there, I could then do a viewing in person.

Rent & Period:

I would be looking for an initial period of 6 months. As I am currently not working, I would be more than happy to pay the full rent up front in one sum. Once I am settled, I intend to return to work in due course.

** If you do contact me without any photos of your accommodation, please try and provide as much information as you can in your message. Location, amenities, closest train station etc. If you could let me know how it meets my search criteria, that would be great, thank you.
