Spacious room wanted in a clean property

I am a professional with a versatile educational and work background. Looking for a nice room to rent in a homelike, quiet, and clean property.
I'm currently based in England and looking to move to Scotland Edinburgh, to start a new chapter and progress with various project plans.
Being multilingual, I appreciate the richness and depth of different cultures and traditions.
I've been a long term renter in various settings and can provide verifiable references.
My preferred budget is around £800/ month max, including rent and additional costs (CT, energy bills).

I would like to live with similarly tidy, friendly, considerate professionals, who enjoy connecting and occasional socialising, while also understand the need for mutual respect, open and clear communication, personal space and privacy.

I'm looking to rent from a landlord in a HMO setting, or in a legal (landlord approved) subletting/ lodger setting from a main tenant.
I regret to say that live in landlord or family/ couples based subletting is not suitable for me at this time.
I love animals so don't mind them being part of a household.
As for smokers, I can only accept outside smoking, no smoking in the property.
