Description
The property has a current HMO licence to provide accommodation for five tenants.
It is possible to rent rooms individually or rent the whole house.
Rent bedrooms individually as described below, fully inclusive of gas, electricity, Council Tax, broadband, TV licence, and some services such as regular cleaning, gardening and window cleaning.
Alternatively, rent the whole house for £1800 per calendar month, exclusive of gas, electricity, Council Tax, broadband, TV licence and other services such as cleaning, gardening and window cleaning. The property can be rented by a family, a group of five professionals or a group of five students.
This traditional, granite-built terraced dwelling house has five bedrooms and two public rooms and other generous common space over two floors and a private garden with a lockable shed to the rear. The property is double-glazed and centrally heated throughout, with radiators in each room on the ground and upper floors. With plenty of space to work and unlimited fibre broadband available, home working is also possible.
Currently, the accommodation comprises a sitting room, two bedrooms, a spacious kitchen, a utility room, a shower room and a small dining room/study/quiet room on the ground floor. There are three double bedrooms and a bathroom with a shower over the bath on the first floor. There is also a substantial floored loft.
When the house is rented as a single entity, the large ground floor front-facing bedroom can be used as the Lounge (the normal use for this room) with a gas fire available if desired. On the ground floor, it will then comprise a Lounge, a family room or dining room, two bedrooms, a spacious kitchen, a utility room, and a shower room.
There is a well-maintained garden located to the rear and a large shed. Car parking is available free of charge on the street.
The property, which is within easy walking distance of King's College and Aberdeen Royal Infirmary (Foresterhill), is also served by a good range of local shops and other amenities. It is convenient for several buses, and the area offers easy access to the centre of the city and the airport.
When bedrooms are let out individually, for the convenience of tenants, the landlords manage all utilities (gas, electricity, telephone, broadband, TV Licence) and other charges associated with property maintenance, including regular professional cleaning of the common areas, gardening, and window cleaning. The cost of these services is included in the all-inclusive monthly rental charge quoted.

In recognition of the age and the history of the building, which was built c1910, this large, well-proportioned, bright, first-floor, rear-facing bedroom (known as Bedroom 6) has been themed wherever possible in furniture from that age. To match the large oak pieces of furniture, we have chosen a modern but high double bed with a large faux leather headboard. A modern office desk and chair were not befitting the oak furniture, and so a large square, extending oak dining table was supplied along with an upright leather chair. The bedside cabinet is representative of the age of the other furniture, although it is not oak. Pictures have also been chosen to blend and integrate with the character and size of the furniture. There are several useful and otherwise impressive features to this room, including the voluminous cupboard storage, unique drawers and other facilities within the oak chest and wardrobe and the sliding shelf on the bedside cabinet. If it is space for clothes, shoes and many other possessions you want, then this is the best room in the house. If you like older furniture with real character, this could be your desired room. The room has a large window area which allows for plentiful light. It also has carpeted flooring, a large radiator and is accessed from the first-floor hallway. Cost: The all-inclusive rental charge is £550 per calendar month, including room rental and all utilities. Further details of costs.
