Description
I’m looking to sublet my one bedroom flat at Arklay Place, from February - June 2027. This arrangement has been approved by the landlord and I will be providing a written tenancy agreement which will contain their contact details. I’m looking for someone who is responsible and quiet as this is a peaceful residential area, and it would be my home & belongings I’m entrusting to someone.
Someone who likes plants and is happy to take care of mine would be much appreciated! But otherwise I can rehome these to friends while I’m away.
I’ve tried to include everything here but let me know if you have any queries about the flat or the subletting arrangement!
Within the flat there is:
- double bedroom with large wardrobe and desk
- living room with two sofas and a TV and playstation, lots of dvds & games
- kitchen with oven, induction hob, washing machine, large fridge-freezer, also access to my air fryer, toaster & kettle, and all plates & cookware etc., however please note there is no microwave!
- bathroom with shower over bath
- hallway with coat hooks and shoe rack, and entrance table
- big cupboard with boiler, you’re welcome to use this for storage but will have a fair amount of my stuff in it
There is gas central heating in the flat, a large communal drying green to the back and plenty of free parking outside.
**Please note I do have a cat (he is relocated while I’m away) so if you have allergies this is not the place for you! All the cat stuff will be tidied away before you arrive.**
Costs
Deposit: £600 (can be used to pay final month of stay)
Rent: £600 per month, not including bills
Wifi: £28 a month
Electric & gas: usually between £30-£50 a month depending on usage.
There will be smart meters at the flat so no need to take meter readings.
I would prefer a student to avoid the hassle of organising council tax but if you’re happy to register and pay it then I’m happy. I’m unsure of how much it would be.
Transport
There is one number 18 bus that stops very close to the flat both ways, which takes you into the city centre in about 10 minutes, which is quite a regular bus. If you’re wanting to go to the west end or Ninewells, there are other buses that go along Dens road (10 min walk down the hill) or you could get a bus connection further along the number 18 route.
Walking, it takes 25 minutes to Abertay University, 30 minutes to the city centre and 40 minutes to Dundee University.
