Furnished: double bed, chest of draws, dressing table, bedside cabinets, washing basket.
All bills included ( gas/electric/water/council tax/wifi/cleaner)
You would be required to give your name for council tax purposes
References required
Photographic ID required eg passport or driving licence
TV in room.
Wifi is good
Front room has a log- burner and TV has an amazon fire stick.
Kitchen has all mod cons
Shared fridge/freezer
Washing machines/tumble dryer/airer/washing line outside
Cloakroom
En-suite is new with rain shower or hand- held shower, toilet and sink.
Small courtyard garden
( hot tub only for owners use)

There is a bathroom at the property too which is for my use only.

Spare (single) room for guests - with permission. I occasionally have family visit ( notice always given)

I’ve let rooms for 9 years and am experienced in navigating the renting a room process.

The garden is a small courtyard.

Cleaner every two weeks - you would be required to give access to your room and en-suite on the day she cleans (Fri usually). I pay for this and it’s not included in what you pay but I do insist she cleans your room to maintain standards.

Cottage built in 1901 and renovated to a high standard throughout.

Pets - I have two cats

Parking is opposite the house on the village green.

Rushmere park is a ten minute walk or 5 minute drive away.

Village shop/ post office/ Coop is a 5 min walk away.

Four pubs within walking distance.

Milton Keynes is a 20 minute drive.
Bus links available into leighton, MK or Aylesbury. Leighton Buzzard market town is a 20-30 minute walk or 5-10 drive. Access to four different supermarkets. Theatre/cinema/ pubs/restaurants/shops/ many more amenities…

WARNING - my house is next to a pub ( The Dukes) and several times a month they have events with music which you can hear in the house. I can’t do anything about this but I do monitor the sound levels. Rarely, they have a late licence.

I’m a teacher and cannot have anyone living in my house with a criminal conviction. You would be asked to disclose this and sign to confirm that you do not have one.
