En-suite Double Room - Clean, Quiet Caversham Home

I’m offering a comfortable en-suite double room in my home, just off Caversham High Street with all bills and full-fibre broadband included. This isn't a professional HMO — it’s a clean, quiet and genuinely well-equipped home.

The Room:
Fully furnished with a double ottoman bed, two wardrobes, drawers and a bedside table. There is also a folding desk for WFH/hybrid working. The room has its own projector setup with Netflix and Bluetooth speakers, giving you your own little cinema space for evenings in. The private en-suite is well maintained, and I've even stuck a motion-sensor nightlight in there, because nobody wants the "big light" on at 3 AM.

The Home:
The kitchen is built for anyone who actually enjoys cooking. It’s fully stocked with proper cookware and more ways to make coffee than are strictly necessary. There’s fridge, freezer and cupboard space already cleared for you, although I'm not precious if a tin of beans ends up on a different shelf.

There are two separate downstairs entertainment spaces, with TVs and music setups, so there's plenty of room to do your own thing rather than feeling like we're constantly on top of each other. There's also secure storage for a push bike.

Out the back is a mostly south-facing garden, and there are plants inside and out.

The house is very clean and tidy and I take care of the regular cleaning and upkeep of the communal areas; all I ask is that you look after your room and clean up after yourself in the kitchen and other areas you use. If you're naturally clean and considerate, we'll get on just fine.

The Area:
Caversham is a fantastic place to live. The High Street is a stone's throw away, with a great mix of independent cafés, an artisan bakery, butcher and regular market. You also have Waitrose, Tesco and various pubs and restaurants within walking distance.

For downtime, the Thames Path is under 10 minutes away for riverside walks, and there are numerous gyms within walking distance.

Commuting is straightforward: Reading Station is around a 15-minute walk, providing direct and fast services into London as well as many other destinations. Reading town centre is around a 20-minute walk away.

The Vibe:
I’m 39 and work in the emergency services. My shift pattern is variable, so I'm out a fair bit, with some WFH thrown in as well. I like to keep fit and stay active, which keeps me busy too.

When I'm home, I value a peaceful environment and will probably be cooking, listening to music, or watching a film or documentary. I'm sociable and happy to share a meal or have a chat, but I also respect boundaries, personal downtime and having your own space. It's a relaxed, respectful environment rather than a party house.

The Ideal Lodger:
I'm looking for a considerate, reliable person who understands the balance of sharing a home. If you're looking for a calm, respectful environment rather than a transient house share, we'll likely get along well.

I'm happy for us to have some common ground and occasionally share a meal or watch something together, but there's absolutely no expectation that we need to be in each other's pockets. I'm equally happy if you prefer to do your own thing.

Trust, mutual respect and honest communication are important to me.

I'm happy to consider shorter lets, although I'd ideally like to find someone looking for a longer-term home.

Practicalities:
Single occupancy only — so no couples. No pets, I'm afraid. Smoking is permitted outside only.

Parking is on-street by permit, with no off-road parking. If you need a permit, I'm happy to discuss the arrangements and cost.
