We're two young professionals (30M and 29M, uni friends) looking for a third housemate to take over from our current flatmate, who's off to start a PhD. He'll be moving out but has agreed to keep paying until our tenancy year ends in late November, so we're flexible — ideally looking for someone to move in from October, but happy to wait until end of November for the right person.

About us: One of us works from home 4 days a week (in the office 1 day), the other is fully office-based. We're both chill, clean, and fairly outgoing — we host semi-frequently, including BBQs in the garden over summer with our outdoor setup. Looking for someone similar (M or F, young professional) who'll fit into the house.

The rooms on offer:

Bedroom (1st floor): smaller of the two, but comes with a double bed and built-in wardrobes
Office/bedroom (top floor): the joint-largest room in the house, currently set up as an office but can easily be switched to a bedroom (or vice versa) depending on how you want to use the two rooms — we're happy to help move the bed if needed
You'll share the 1st floor bathroom with one other housemate

4 bedrooms across 1st and top floor
Ground floor: kitchen with dining island, home gym (with second large fridge freezer), downstairs loo, plus one housemate's private office
1st floor: large shared living room with balcony, shared bathroom, the bedroom on offer, and the 4th bedroom (belonging to the housemate whose office is on the ground floor)
Top floor: the office/bedroom on offer, alongside the other housemate's en-suite bedroom
Fridge freezer, dishwasher and washing machine in the kitchen (no tumble dryer)
Garden with outdoor BBQ setup
Ample off-street parking
Located on a quiet private crescent, away from the main road
Very short walk to Reading West station and to the town centre
Several nice pubs within walking distance

Costs & tenancy:

Total house rent is £2,600 pcm, split evenly three ways at £867 pcm each — any rent increases are set by the landlord, not us, but the split will always be even three ways regardless
Total: approx. £1,050 pcm all-in (rent + all bills, council tax, Sky TV included)
Deposit required — this is a managed tenancy, so exact deposit terms would need to be confirmed with the letting agent
All applicants subject to standard background and financial reference checks by the letting agent
Move-in flexible: ideally early October, but can accommodate up to end of November

We're not fussed about: smoking or overnight guests. Sorry, no pets.
