I currently have 2 female tenants. 1 is moving out soon to other location, that's why this room will be available. The other tenant is a 26 years old European female student (speaks fluent English) with a super quiet, fluffy & friendly 3 year old indoor boy cat 😺 (neutered) renting in the other room. She is a very friendly, quiet and respectful person who enjoys a bit of a chit chat at home. But normally, I'll just let her get on with her own things.
I chat with her often, and I take care of her cat when she is not available. So we do get along quite well and became friends. She is bi, so we're queer friendly (not sure about trans).
I think an introverted / ambiverted type of person would be the best fit for this flat. Unless you're an extrovert with a very busy lifestyle that you're often out and just do your own thing without seeking extra attention when you're back home 😅.
Sorry I'm not looking for men, couple or children because I've had enough bad experiences in the past... Thanks for understanding.

● A person who is clean, quiet, responsible, respectful, easy to talk to & live with, no creating drama or any crazy behaviour, and will treat this place like their own home. Basically, just a normal person with common sense isn't too hard to find right 😅?
● Has a 5+ days full-time job (not WFH/hybrid during day time). I don't mind if you want to extend your work at home during the evening after you come back from work. Because I work night shifts and sleep during the day. So someone who has a 9-5 job would be perfect!
● Have a stable income that can pay monthly rent on time.
● Non smoker (against building safety rules) that included no e-cigarette / drugs. Also, not doing anything illegal that could potentially get yourself or us in trouble...
● No house party or super loud music that could disturb neighbour / anyone at home.
● Don't mind flat sharing with a cat, because he will roam around the shared area 🐈.

There is 1 underground parking spot available for this property. Or you could park on the street nearby.
Very good transport links: 🚅
Travel to central London is very fast and convenient despite the location. Only 3mins walk to train station with Great Western Railway and Elizabeth line in the same platform.
Only 15~ mins with GWR express train to central London Paddington Zone 1 (only 1 stop).
30~ mins with Elizabeth line train to central London Paddington Zone 1 (7 stops).
37~ mins with Elizabeth line train to middle of central London Zone 1 like Tottenham Court Road (9 stops).
42~ mins with Elizabeth line train to Liverpool Street (11 stops).
There are also multiple night trains after 12am and they run every night from Paddington (except Sunday morning). You can check on the "trainline" app.
All trains are fairly new with air conditioning & heating. Elizabeth line have mobile network connection even when it goes underground.
There are many bus routes in town too (5 mins walk to bus station).

The master ensuite bedroom has plenty of space & storage. Big sliding doors mirror wardrobe, working desk (100cm wide), comfy chair, heater, many drawers, huge storage under the bed and the 50" Samsung 4K smart TV.
It has a very nice view where you can see far away with trees around. Enough natural sunlight in the morning with a blackout curtain + blinds if you want it super dark. The ensuite bathroom has a standing shower with good water pressure + extra waterfall shower head.
Portable air conditioning 🌬❄️ is optional during the summer. If you want one, I can help you install the custom window cover with the hose ventilation (that's how portable AC works).
The insulation is very good in this flat. During the winter it doesn't get too cold / freezing unlike other older flats/houses 🏠. Me and my other tenant almost never used the heater during the winter because it's quite warm. Also, it has double glazed windows for extra soundproofing as well as keeping the temperature warm & stable in the room.

The shared bathroom has a bathtub with shower.
The shared kitchen have 2 fridges + 1 extra freezer, microwave, oven, stove, washing machine with dry function, dishwasher and a dining table (I rarely use it because I always eat on my desk in my room instead).
My private space: 🛌
I'll be living & sleeping in the living room with a black partition wall divider for my own privacy. The big balcony is only shared when I'm away from the UK (read about me below).
Utility bills: 💲
Ultra fast 1GB hyperoptic broadband (400~600MB Wi-Fi), water and electricity are included in the rent (only fair use and not excessive use).
No gas needed in the flat as everything uses electricity ⚡️.
Council tax: 💰
I'm currently paying the council tax (Band C).

The cat currently living in this flat has a history of getting along with other cats without any problem, in case if you might consider bringing yours.
I will only allow some small, quiet, non-dangerous type animals (no dog 🐕 sorry because the barking noise will wake me up). So please let me know what type of pet do you want to bring. I'm a cat 🐱 person, but I currently don't have any cat/pet. So if you've a cat or want to own one, then you're more than welcome to bring it here! Also, your cat would probably love sitting next to the window watching birds 🐦 flying pass the rooftop all day 😸.

It's 1 of the most quiet neighbourhood I've ever lived in, especially in a flat. The neighbours on the same floor are very friendly too.

I'm a full-time professional working in an entertainment industry in central London (night shifts incl weekends). When I come back home, I usually keep it very quiet & low key without disturbing anyone.
I'm a mature and open minded person who enjoys a bit of humour 😁. My current tenant has no problem living with me, and we've become friends since she moved in last year. Although it's not necessary to become friends, and I respect other people personal space & privacy.
As being a live-in landlord myself, I do have some responsibility to take care of my tenants if they need my help (within reasons & my ability of course).
In general, I'm clean in shared area. When I'm at home, I like being comfy & relax, play some video games, watch some sports, Youtube, or a movie etc. I also enjoy playing some padel nearby.
I drink occasionally, but usually just a small amount to lighten up my mood before my bed time.
I also enjoy eating out at a restaurant and trying something new once in a while. In fact, there is a very nice & cosy Sushi restaurant (Japanese chefs) in town just 7mins walk. So if you're here, you've got to try it 1 day!
I do go out to meet my friends, but I very rarely invite friends to my flat because they don't live in this area, and my family live in Asia.
I'm currently single (not divorced) and I've been living in this lovely flat since I bought this property back in 2024.
Despite this is my main home. I sometimes travel to the US 🇺🇸 for work and back to Asian to see my families & friends. When I'm not at home in the UK, you could enjoy the beautiful balcony :).
