Hi, my partner and I are currently looking to rent our one bed detached studio annexe at the bottom of our garden. Although we live in the main house, the detached annexe would be entirely yours. It has its own front door which is accessed from the rear of the property meaning you can maintain privacy. As such although we are live in landlords, we do not live in your space.
Whats for rent?
For rent is a spacious, light and bright annex suitable for 1 - 2 people.
The space comes with a kitchen area with cooker, fridge, freezer, oven, microwave, hobs, kettle and toaster. Although there is not currently a washing machine or tumble drier in the annexe, this is available to be used in the main house as and when required or you could go to a laundrette. We hope to fit a washing machine in the studio in the coming months.
The space also comes with a lounge/ dining area with two comfortable double sofas (one of which is a sofa bed - perfect for if you have friends staying over), rug, TV, dining table and 4 chairs.
The space also has a bedroom area with a double bed (which has draws underneath for clothes storage), 4 pillows, 2 duvets, a clothes rail, wardrobe, two bedside tables and bedside lights.
There is also a separate bathroom area with shower, sink and toilette.
The spaces is heated either by a wood pellet burning stove (perfect for cozy winter evenings) or by electric heaters. It also has mains electric, mains water supply and wifi.
There is free on street parking outside the house.
What's included?
£1200 is for the rent. Electric, gas, water and WIFI are not included and you would be expected to pay 1/3 of the bill for this per month. which would amount to roughly £80 per month. You would also need to buy wood pellets for the wood burning stove if you choose to use it rather than the provided electric heaters.
Whats the area like?
The property is located in Bedminster and is 8 minutes walk to bedminster train station, 30 minute walk (or 12 minute public transport) to bristol temple meads train station and 35 minute walk (or 12 minute public transport) to central Bristol. A short walk from North Street and East Street where there are plenty of bars and restaurants to choose from.
Who are we looking for?
We would ideally like to rent the studio out to one person though couples are considered too. Working professionals are preferred, though students could be considered. You can vape, though please do not smoke in the studio. No pets allowed.
Whats the lodging process like?
We will be doing viewings and would advise coming first so you can get to know us and see the property in person.
If you're successful, first we would need the deposit paid and lodger agreement signed. Please note the deposit will be kept securely with the governments Deposit Protection Scheme (DPS) to protect your deposit and our property should a disagreement arise when repaying the deposit. You will then fill in a prescribed information form for the DPS, which ensures you can get your deposit repaid. When filling out the lodger agreement, I will require two proofs of ID and two proofs of address to ensure you comply with the governments Right To Rent Checklist. At this stage we will also go over a inventory form where we detail what the property if furnished with and its condition. After the DPS form, inventory and lodger agreement is complete, I will supply you with a copy of the property's insurance details, gas safety certificate and a copy of the governments "How To Rent?" guide as detailed in the lodger agreement. Please note, we will require a reference from your current landlord upon renting the space.
