We have a lovely double room becoming available in our friendly house share in BS5, just off Muller Road and within easy reach of St Werburghs, Montpellier, Gloucester Road and the city centre.
This is a relaxed, sociable but peaceful home shared by three friendly professionals who genuinely enjoy living together. They're looking for someone who wants to be part of the household rather than simply rent a room.
The Room
A comfortable double room with a south-facing window and excellent built-in storage.
The room comes fully furnished with:
* Double bed and mattress
* Full-width built-in wardrobe and drawer storage
* Full-length mirror
* Bedside table
Rent is **£695 per calendar month**
Available from approximately 18th October, although there’s some flexibility around the exact move-in date as the current tenant can be flexible if needed!
Council Tax, water, fast fibre broadband and the communal TV licence are included.
Gas and electricity are shared between the housemates and are currently approximately **£32 per person per month**, depending on usage.
The Housemates
You'll be sharing with **Lauren, Ollie and James**.
**Lauren, 25**, works as a consulting analyst in financial services and works hybrid, spending a few days each week working from home. She enjoys reading, going to the gym, cooking, baking and socialising. She's a member of probably too many book clubs and, together with Ollie, is on a mission to visit as many coffee shops as humanly possible!
**Ollie, 29**, is a Data Scientist and also works hybrid, using a separate upstairs office when working from home. He's currently completing a degree apprenticeship alongside work. He enjoys reading, the gym, gaming, badminton, cooking and generally chilling out.
Lauren and Ollie are a couple and occupy two rooms between them, with the second room used as their dedicated office/WFH space.
**James, 28**, is a Head of Year at a nearby school and works fully on-site. He's into cycling, running, the gym and getting out on adventures. He's also apparently secretly very good at art and has a questionable enthusiasm for mayonnaise.
The House & Vibe
The household is best described as **sociable but not loud**.
Everyone gets on well and they regularly spend time together, whether that's communal dinners, chatting in the shared spaces or doing things together outside the house.
At the same time, everyone respects each other's space and the house is generally kept as a relaxed and restful place to come home to.
Friends and partners visiting are absolutely fine, but this isn't really a party house.
The current housemates are looking for someone who's friendly, considerate and happy to join in with the household when the mood takes them, while equally being comfortable doing their own thing.
There's no particular preference around whether you work from home or from an office, compatibility and being a good housemate matter much more.
Everyone chips in with keeping the house clean and tidy. The housemates generally do a bigger clean each week and keep on top of things between cleans.
The House
The open-plan kitchen, lounge and dining area is the heart of the home and gets lots of natural light from its south-facing aspect.
The kitchen is fully equipped with:
* Dishwasher
* Washing machine
* Microwave
* Large American-style fridge-freezer with ice and water dispenser
* Large fan oven
* Five-burner gas hob
* Dining table and chairs
* Comfortable corner sofa
* Wall-mounted TV
* Plenty of kitchen equipment and utensils
The housemates are relaxed about sharing kitchen equipment and enjoy cooking and eating together from time to time.
Just off the kitchen is a large, covered veranda which is a brilliant additional communal space, particularly through spring and summer.
The house also benefits from:
* Fast 900Mb fibre-optic broadband
* Gas central heating
* Double glazing throughout
* Good insulation
* Solar panels
* Large secure basement with plenty of dry storage for bikes and excess belongings
The house was built in 2013, so it's considerably more modern and energy-efficient than many Bristol house shares.
The house has 2 bathrooms, Ollie and Lauren share the ground floor one so you would be sharing your bathroom only with James.
The Location
We're in a really convenient spot just off Muller Road and close to the M32.
Bus stops are right outside the house, giving easy access to the City Centre, Temple Meads, Filton and other parts of Bristol.
Gloucester Road is around a mile away, while nearby Montpellier and St Werburghs have some brilliant independent pubs, restaurants, cafés, shops and an organic supermarket.
If you like getting outdoors, just over the road are fields, woodland, a lake and a park which are great for walking, running and cycling.
Eastgate Retail Park is also very close, with:
* Tesco Superstore
* IKEA
* M&S
* Boots
* PureGym
* Halfords
* Pets at Home
* Petrol station
Cabot Circus and the city centre are also easily accessible by bike, bus or on foot.
Parking & Cycling
There are currently no residents' parking permit restrictions on the street, so parking is free and first-come, first-served.
We have secure storage for bikes.

Gas and electricity are managed by the housemates via a monthly direct debit and split between the household. This is currently approximately **£32 per person per month**, although naturally this varies with usage.
Who We Are
We're Chris and Jade, the owners of the house, and we live next door with our young family.
We're friendly, relaxed landlords and, because we're next door, we're close by if something needs sorting rather than being a distant landlord or management company.
We also manage the nextdoor house, which is home to another small group of friendly professionals.
Over the years we've had a lot of people make Dormer Road their home, and quite a few former tenants still stay in touch and come back to visit, which hopefully says something about the atmosphere we try to create here!
Who Would Suit the House?
We're much more interested in finding the **right person** than simply filling the room quickly.
Someone friendly, considerate, clean and easy-going who enjoys having a bit of interaction with the people they live with would suit the house really well.
If you're looking for a regular party house, this probably isn't the best fit either.
