Room rent while we are away with poss. extension

Hi all,

I am looking for someone who will rent my room out while we are away.
I am looking for someone who is extra clean and tidy, and willing to maintain flat nice and clean with other flat mates.

The room is suitable for Non smokers (inc vaping) and single usage only (No overnight guest please).

Moving in date can be flexible, and also there is possibility of extending the lease even after we come back from travel.

There are total of 4 bedrooms (3 doubles and one single) and 2 bathrooms in the flat.
Two doubles are already rented out to professionals and looking for someone to fill one other bedroom (either Large ensuite-double OR Single).
TOTAL OF 3 PEOPLE will be living in the flat whilst we are away (with possibility of having 5 people for short period of time, before and after our travel).

**About the flat**
The flat is located in Clifton, 5 minutes walk away from the village and suspension bridge. 15 minutes walk from Bristol University and Clifton Down Shopping centre (Whiteladies Road).

There are bus stops 2-5 minutes walk away for the number 5 (city centre), 8 (Temple Meads), 77 (Filton), and 505 (Southmead) buses.

The flat itself, our neighbours & the surrounding area are very very quiet.

Kitchen is fully equipped and the facilities are shared, so you don't need to bring your own crockery.

Bedding and towels can be provided.

Suggested rent price is with BILLS of £150-£180 p/r is INCLUDED (Council tax band E, water, gas &electricity*(only up to reasonable usage), TV licence and internet.

**About us**
My husband and I are both full time workers (Finance) and we are in our early 40's. We start the day early and go to bed early, and our daily routine is fairly simple and quiet- get up (go to gym)/work/dog walk/ have dinner, watch something on Netflix or study(sauna) and go to bed. We both mainly working from home (We will be away most of the time when you are here)

Current lodgers are
1. 30 year old male, working in engineering. He works in the office/site during the week days, roughly leaving the flat around 7.15 am and back 18:30pm.

2. 26 year old Female PHD Engineering (Bio) student. She goes to the lab most of days, leaving around 9am and comeback 5.30pm ish.

Both of the lodgers are clean, tidy and quiet and has very light kitchen and bathroom usage, so less likely clashes with time that you need to use.

The flat would be best suited for someone who has his/her own daily routine and is independent, but we are happy to socialise (coffee/dinner/ wine etc) at times and have a warm and reciprocal relationship (we are friendly people :D)! Previous lodger stayed with us about one and half year.
