You pay in total 10.5 months rent over a 12 month contract period. That makes a big difference to the total you pay and the average per month over the 12 month period as many landlords charge full rent for 12 months.

For example;
£650 per month in our contract totals £6,825 (£650 X 10, + £325 X 1) this is an average of £568.75 per month over the 12 months.

£650 per month with a different landlord totals £7,800 (£650 X 12) which is an average of £650 per month.
